One long wood-clad volume with a full gable, so the living room stays open to the ridge and the volume above the kitchen becomes a loft. One enclosed bedroom in the 33 m² version, two in the 46 m² Grande, a bathroom with a walk-in shower in both, and a terrace that runs the whole length of the cabin.
Everything below this point — what the price includes, the specification, delivery — is the same across the whole turnkey modular cabins range. The figures, the floor plans and the renders above are what change from model to model.
Four-season insulation, a bedroom with a door and a bathroom that works in February. A plot and a foundation is all it needs — you are not managing a build from another country, and there is no second phase after the crane leaves.
Most prefab cabins we deliver across Europe end up as accommodation rather than private weekend houses — glamping sites, chalets to rent, small resorts. A turnkey model can be listed as soon as it is connected, because there is nothing left to finish.
A modular cabin fits on plots where a second full build would not, and it arrives complete — so nothing about it disturbs the house already standing there. Guest house, studio, office, or somewhere for the family to stay.
Kubo Loft is built in two versions off the same drawings. The main volume is identical — living room, loft, bathroom, hallway and a bedroom. Grande adds a second bedroom as an extra volume on the back, and a larger terrace. Both plans are below, side by side.

Every room of the base version keeps its size and a 10 m² bedroom is added, so the second bedroom is extra space rather than the first one cut in half. Price for this version is quoted on request.

The listed price covers the complete cabin as built in the factory. The items below are quoted separately for every project, because they depend on your plot and where in Europe it is.
Every cabin in the turnkey modular cabins range is built on the same specification. The values below are the ones our technical department calculates and publishes.
From the outside in: battens 30 × 45 mm, timber frame 150 × 45 mm at 600 mm centres with 150 mm of rock wool between the studs, battens 30 × 100 mm, a vapour barrier with sd = 2.3, OSB 12 mm, pine panelling 19 mm and spruce panelling 12.5 mm. The finish is wood on both faces rather than render — which is what makes these cabins read as cabins rather than as small houses.
Standing-seam steel tray sheeting 0.5 mm, counter battens 30 × 45 mm, Delta Vent S breathable membrane, OSB/3 15 mm, a vapour barrier with sd = 2.3, timber frame 200 × 45 mm at 600 mm centres with 200 mm of rock wool, spruce panelling 12.5 mm and battens 30 × 45 mm.
Double-glazed windows and doors in anthracite grey with insect screens, including the full-height glazed panel that opens the living area onto the terrace. All joinery is fitted and adjusted in the factory, so nothing has to be squared up on your plot.
The envelope is designed for year-round use rather than for a summer season, which is why the insulation figures above are what they are. Full NZEB compliance becomes mandatory only above 50 m² of useful area, which no model in the turnkey range reaches. If you want an extra insulation layer anyway — a cabin at 1,600 m in the Alps is not a cabin at sea level — ask for it at the quote stage.
A modular cabin weighs three to four times less than a masonry house of the same size, so it does not need a heavy raft. A concrete slab or a set of concrete or metal pillars is enough on most ground. The exact solution depends on a geotechnical assessment of your plot, and the foundation is not part of the cabin price — but it is a smaller item here than it would be for a conventional build.
A turnkey modular cabin travels finished, so the work on site is the crane and the connections rather than construction. Models that fit in a single module are usually a single day once the foundation is ready; larger models travel in more than one module and are joined on site, which takes a few days. Check the overall footprint against your plot boundaries and against the access route the truck and crane will use.
We quote transport per project rather than hiding it in a round number — the number of trucks the modular cabin needs, the distance to your address, and the crane time on site. Depending on where the plot is, we work with you directly from the factory or through an authorised local partner.

Grande adds a second bedroom of 10 m² as an extra volume on the back of the modular cabin, and the terrace grows from 27 m² to 37 m². In built area that is 33 m² against 46 m². Everything else — structure, insulation, joinery, finishes — is the same.
Mostly renders, and a photograph where the model has already been built. We produce to order, so not every cabin exists yet in every configuration, and a 3D render shows the model as it will be delivered rather than one particular unit on one particular plot. Everything we have already delivered and that is standing on a real plot is in the portfolio, together with the location of each project.
The complete modular cabin as it leaves our factory in Romania: insulated timber-frame structure, roof, exterior and interior wood panelling, flooring, double-glazed joinery, the bathroom with a walk-in shower, the kitchen units, the electrical and plumbing installations, the wooden terrace, and the assembly on your foundation. It is tested in the factory before it is loaded. Furniture is not included, and neither are the items listed under what the price never includes.
Yes. The whole range is built on the holiday specification: 150 mm of rock wool in the walls giving U = 0.25 W/(m²K), 200 mm in the roof giving U = 0.19 W/(m²K), a sealed vapour barrier and double glazing. That is a four-season envelope, usable in any European region, not a summer shelter. NZEB compliance is only mandatory above 50 m² of useful area, which no model in this range reaches.

In most European countries a cabin of this size on a permanent foundation needs a permit, and the procedure differs from country to country — in some places a simplified declaration is enough. We are not the ones who file it, but you receive the concept drawings and the technical documentation your architect or local office needs for the application.

It can be a single day. Turnkey models built from one module need no assembly at all: the crane lifts the cabin off the truck onto your foundation, and all that remains is connecting water, sewage and electricity. Models delivered in several modules take a few working days longer, and production in the factory runs in parallel with your site preparation.
The listed price covers the complete cabin as built in the factory, including interior finishes and fittings. It does not include VAT, the concrete foundation or concrete and metal pillars, transport to your plot, crane and unloading, or connections to water, sewage and electricity. Every quote we send states these items separately.
Built area is the outer footprint of the cabin, measured to the outside face of the walls. Useful area is the floor you actually walk on inside, once the wall thickness is subtracted — and our walls are 150 mm of rock wool plus cladding, so the difference is real. An 18 m² cabin gives about 12.5 m² of useful floor. Terraces are listed separately and are not counted in either figure.
Yes. The turnkey range is built on the same insulated timber frame as the rest of our vacation catalogue, with 150 mm of rock wool in the walls (U = 0.25 W/(m²K)) and 200 mm in the roof (U = 0.19 W/(m²K)), with a sealed vapour barrier throughout. That is a cabin you can use in winter, in any European region, not only in July and August.
No — 47 m² built area, the Modulo Diana Family, is the largest model in the turnkey range. Above that size, every model in our vacation catalogue is semi-finished: the structure, insulation, cladding, roof and windows arrive complete, and you or a local contractor finish the interior. The semi-finished range runs from 45 to 74 m².
